About This Project
The project delivered an open-plan kitchen, dining and living area to the rear, a new downstairs toilet and utility room, and kept the useful garage and storage space to the front. On the outside, the design also included a simple open front porch to provide a more defined entrance and shelter, along with a clean rendered finish to the full property for a cohesive modern appearance.
Modern, Practical Design
Open-Plan Rear Extension:
The single-storey rear extension provides a larger, brighter kitchen, dining and lounge space with direct access to the rear garden and patio. The layout improves day-to-day flow and creates a more open and flexible living space.
Two-Storey Side Extension:
The two-storey side extension adds a new first-floor bedroom above a reconfigured ground floor. The ground floor’s new layout includes a W/C, utility room, and front storage/garage area. This internal arrangement makes efficient use of the available footprint while maintaining logical connections between rooms.
Open Front Porch:
A modest open porch defines the main entrance and provides weather protection, improving both practicality and the overall appearance of the house.
Render Finish:
A smooth rendered finish was applied to both the existing property and new extensions, unifying the appearance and giving the home a refreshed, contemporary character.

The full set of planning and building regulations drawings was produced in accordance with current standards for structure, energy performance, ventilation, drainage and fire safety. This ensured compliance from the outset and provided clear technical information for Building Control and the contractor during the construction of the extension.
