The brief was to open up the rear of the house to form a modern kitchen, dining and lounge area suitable for family life and entertaining. The completed single-storey extension provides a spacious, light-filled interior with wide sliding doors leading out onto a raised paved terrace, creating a seamless connection between the home and garden.
Bright, Functional Living Space
Open-Plan Kitchen Extension with a Dining and Lounge Area:
The new layout combines the kitchen, dining and living spaces into one area, improving natural light throughout the room. Roof lanterns and full-width glazing bring daylight deep into the house, creating a comfortable and versatile setting for everyday use.
Connection to the Garden:
Large aluminium sliding doors span the full width of the extension, opening onto a new raised terrace formed with stone-faced retaining walls and steps down to the garden. This provides an attractive and practical outdoor space that can be used all year round.
High-Quality Detailing:
The extension uses a warm flat roof with integrated roof lanterns, maximising height and light. On the outside of the property, a smooth rendered finish ties the new structure to the existing house, while the terrace paving and retaining wall create a strong, cohesive rear elevation.
Structural Alterations:
Several internal load-bearing walls were removed to form the open-plan layout. Structural steelwork was designed and installed in accordance with engineering calculations to ensure stability, compliance and a flush ceiling line throughout.
Planning Permission and Building Regulations Approval
The full set of planning permission and building regulations drawings were prepared and submitted as part of the design process. Detailed plans, elevations and sections were provided to demonstrate compliance with current Building Regulations, covering structure, insulation, ventilation and drainage.
